Meet Tim L. Walker, Barrie mortgage broker
I'm Tim - a licensed mortgage broker based right here in Barrie, working with Anthem Mortgage Group. Sixteen years in, I help buyers, refinancers, and renewers across Simcoe County get the right mortgage - in plain language, with no sales pitch, and mostly online.
The short answer
Who is Tim L. Walker? A licensed Barrie mortgage broker (Licence #M11000308) with Anthem Mortgage Group and 16 years in the business. What does he do? He shops a wide network of banks, credit unions, and alternative lenders to find Barrie and Simcoe County borrowers the right mortgage - in plain language, mostly online, with no cost to you in most residential cases.
About Tim
I've been a mortgage broker for 16 years. Before that, I owned a web development company - which probably explains why I've built my entire process around doing things efficiently online.
I got into this business almost by accident. When I bought my first house, I asked my mortgage broker so many questions that she finally told me I should just take the course and learn it myself. So I did - and I fell in love with the industry. Sixteen years later, I'm still here.
Here's how I work: I'm efficient, and I do most of it online. You can complete your mortgage application on the website, upload your documents directly, and handle the entire transaction without leaving your home. No driving across town for appointments, no paper shuffling - just solid mortgage advice from someone with a lot of experience, delivered in whatever way is easiest for you: call, text, email, or in person.
I sit on your side of the table. I'll explain the jargon in plain language, walk you through exactly what each option costs and why, and tell you straight when something isn't a good idea for you - even if it means I earn less on the deal. Most of my work is with first-time buyers, people refinancing or renewing, and folks whose situation doesn't fit a bank's standard checklist: self-employed income, bruised credit, rural or waterfront properties, and construction projects.
I've lived in Barrie for more than 20 years. I'm a family guy - four kids, three dogs - and I try to give back to the community. I served on the board of directors for Big Brothers Big Sisters of Barrie & District, as vice-president up until last year, and I volunteer as a driver with the SPCA.
What I want you to take away is simple: I know my stuff, I'll find the best mortgage for your situation, and I'll make the whole process as easy as it can possibly be.

Why use a mortgage broker instead of a bank?
This is the question I get most often, so here's the honest version:
| Your bank | A mortgage broker (me) |
|---|---|
| Can only offer its own products | Shops a wide network of banks, credit unions, and alternative lenders |
| The advisor works for the bank - their job is to keep you with the bank | I work for you - my job is to find the lender that fits your situation |
| One set of rules: if you don't fit, you're declined | If one lender says no, another in the network may say yes |
| You pay the posted rate or whatever the branch offers that week | Lenders compete for the business, which is how you get competitive rates and terms |
| You do the shopping, branch to branch | You explain your situation once, and I do the shopping and paperwork |
| No cost to you | No cost to you either - the lender pays me in most residential cases |
Banks aren't the enemy - I place plenty of mortgages with banks. The difference is choice. With a broker, the bank has to win your business instead of the other way around.

Frequently asked questions
Is a mortgage broker really free to use?
In most residential cases, yes. The lender pays the broker a finder's fee for bringing them the business, so there's no cost to you. In some private or alternative lending situations a broker fee may apply - I disclose any fee up front, in writing, before you commit to anything.
Do you work for a bank?
No. I'm a licensed mortgage broker with Anthem Mortgage Group, and I work for you, not a bank. That independence is the whole point: I can compare products from a wide network of banks, mortgage finance companies, credit unions, and alternative lenders instead of selling you one institution's lineup.
Which areas do you work in?
I'm based in Barrie and work across Simcoe County - including Innisfil, Angus, Alliston, Orillia, Midland, Penetanguishene, Collingwood, and Bradford. I also serve Muskoka, and I'm licensed to help clients anywhere in Ontario. Most of the work happens by call, text, email, and secure document upload, so where you live rarely gets in the way.
Are you licensed in Ontario?
Yes. I hold Mortgage Broker Licence #M11000308, issued by FSRA (the Financial Services Regulatory Authority of Ontario), and I broker through Anthem Mortgage Group, FSCO Brokerage Licence #10294. Licensing means training, accountability, and oversight - it's one of the first things you should check in any broker.
Can you help if my bank turned me down?
Often, yes. Banks decline mortgages that alternative and private lenders will approve - bruised credit, self-employment income that's hard to document, or a property that doesn't fit a bank's box. I'll look at your situation honestly and tell you which options are realistic, including when the honest answer is 'not yet' and what to fix first.
